Background:
On December 2, 2004 City Council
approved an application by Westdale Construction Co.
Ltd. for an 8 and 20-storey condominium and affordable
rental apartments containing 274 units, to replace the
low-rise apartment buildings at 82, 86 and 90 Broadway
Avenue. Density of the proposed new buildings is 4.71
times the area of the lot, or 22,161 square metres. Of
these, 5,100 square metres (1.1 times coverage) would be
dedicated to the rental portion. Council’s approval
included a tenant protection/compensation package
negotiated by the tenants with the landlord.
